Don't price it to high or to low.  Both and deter some people

I run into the problem with sellers going out to Zillow & getting their "Zestimate" that doesn't come close to the right price to list their home. It's almost higher than the price the comps I pull will support. I've got a seller now that wouldn't take my advice & consequently his condo is not showing.

So very true and what's strange is I have been working in the Bay Area in NorCal you you can price a home anyway you want and it will still sell, go figure.

Robert Vegas Bob Swetz enjoy the price it at any point and it will sell aspect. it is not that way here. Price it right and it will sell price it wrong and it may sit there for a while.
