1. SWIMMING POOL  is nice especially in the Whitesboro Texas heat. After a long days work taking a dip is amazing for sure. If you really want a pool and know you will truly enjoy it than go for it get the pool of your dreams. But with doing so realize that it will not bring the value of your home up by much if any at all. 

2. LANDSCAPING that is very extensive can cost a fair amount and to personalize it with high end plants may not give you the bang for your buck . Now with that said a home with good drive up appeal means oh so much. So there is a happy medium with the landscaping. Top of the line remodel jobs also do not.

A neighbot sold a few weeks ago.  I told him he had over done the remodel.

Got mad at me and listed with someone else.

Sold after 8 months in a hot market  for much much less than he thought he should get.

Same in my market with a few exceptions in the landscaping department.  I'd say the best return is where fences are not allowed, but you get the same privacy from evergreens.

Tammy Lankford, landscaping is very important to the drive up appeal of a house, making sure that the items used are appropriate for the neighborhood and style of house is important. If you have a million dollar home it will be far different than a Two hundred thousand dollar home. We are here to help and give suggestions on what might work well. Each property is different.
