The appraisal has been set up, the appraiser should arrive in the next few days.

 

Here are a few tips the help the appraiser out before he or she arrives.

  1. Low cost items: Clean the carpet and touch up the paint, both are a high benefit improvement and help the house show in a much better light.

  2. Declutter: This is an item that is talked about a lot. Remove the clutter, organize and clean clean clean. This cannot be over stated enough. Make the house shine and smell good. A clean fresh smell will bring smiles to all.

  3. Yards: Mow the yard, weed eat the edges, trim the bushes and trees, have the patio and decks set up for easy of getting around and stage it.

  4. Broken Items: If the repair is under 500 dollars most appraiser suggest you fix it. The investment is well worth it. Make sure the faucets do not leak, toilets flush and shut off, small stuff to think about. Walk around the house take a pen and paper note the items you see does it stand out if so fix it.

  5. Document the Recent upgrades: Make notes of the changes you have made from when you purchased the property. The appraiser can only visibly see thing, they have no idea what you have upgraded. Tell the appraiser as well as the buyer the upgrades no matter how small you may think it is write it down. Every little bit helps and could make a difference.

  6. Permits from the city: If you have made additions to the property, providing the permits to the appraiser helps them show proof of the changes and the square footage addition. Giving the appraiser all the needed information is truly appreciated.

  7. Health and Safety Items: All houses should have working smoke detectors, be sure they are working and in the property places though out the house. In some area a carbon monoxide detector is needed as well.
