As we  begin the process of getting your property ready to place on the market one of the steps is to understand what a title policy is and how it can affect the transaction of selling your property.

A potential buyer will be looking at several aspects of your property as they begin the step to make an offer. It will make it much easier on the transaction process if we can know ahead of time if you may have title issues that can be resolved before we can an offer.

You may say as a seller what is a title policy and why do I need to give one when I received one when I purchased the property??? Is that not the same thing and why do I need to spend the money on this item. The title policy is a negotiable item but in most cases it is paid by the seller.

A title is the foundation of property ownership, and because land is permanent and can have many owners offer the years various rights in land may have been acquired by others ( such as mineral, air or utility rights) by the time you come into possession of it. A title search is a detailed examination of the historical records concerning a property. The purpose of the search is to verify the Sellers right to transfer ownership and to protect the buyer from any claims, defects and right or burdens of the property. Among these are unpaid taxes, unsatisfied mortgages, judgements against the seller and restrictions limiting the use of the property and or land.

This is just the begining of what a title policy does for you as a seller to show that you have clear title that is transferable to the buyer. Which of course is an important step in the selling of your property without clear title a buyer will hesitate in the purchse of it.

Most of the time this is taken care of after a contract is on the table accepted and we are in the process of closing. But sometimes it is better to get some things done before you get to that point it will same time and allow the closing to go much smoother.

Between now and closing a number of things are going to happen. First‚ your good faith deposit check will be cashed or Earnest Money Check . This can happen anytime now‚ so be sure you have ample funds in your bank account to cover this transaction.

The home inspection will be scheduled soon. I’ll be in touch with you to coordinate an inspection time that will work with your schedule. I like all my home buyers to be present during the home inspection. It’s a great way to learn about your new  Texoma house. And it helps when its time to do the final walk through.

Your lender will be scheduling a time for the property to be appraised. This is part of the loan approval process. It’s good to remember that anytime between now and closing‚ your lender may run a second credit report. Red flags that appear in this credit report can disqualify you for the mortgage loan. To avoid red flags‚ refrain from buying big ticket items — boats‚ cars‚ furniture‚ etc. — between now and closing.

This is also the time to obtain the home owner’s insurance policies that are required by your lender. You’ll want to work with your insurance agent to select the policy and coverage right for you.

Another policy required is title insurance to protect the lender’s interest in the property. I’ll coordinate with the lender and title insurance company to have this policy ready at closing as well as a title insurance policy to protect your interests in the property. The cost for these policies will be included in the closing costs.

The experts all agree that curb appeal is one of the most important aspects to consider when selling your home.When selling, it's the appearance from the street that will very often determine whether potential buyers come in to see the inside, or never get out of their cars.

 

Flowers are one of the easiest and least expensive ways to make the front of your house look inviting and instantly increase the curb appeal of your home.  Without any real landscaping at all, flowers can transform a rather drab and dreary looking front yard into one that looks colorful and lush.  Especially during spring and summer, you should take advantage of the season by planting pots and flower boxes.

 

You should choose colorful flowers that will be in bloom during the time you're selling your home.  Planting the flowers in planter boxes and pots is easier than planting them in the ground and lets you more easily place them where they can have the most visual impact.  You don't need to have a green thumb, or spend a lot of money to get great results either.  Visit your local home improvement center or nursery and they will be happy to advise you of the best flowers and plants for your purpose.  You can put together several very nice planter boxes and pots of flowers for well under $100.  And it's easy!

These chocolate chip cookies make homemade worth it again! When you're ready to buy or sell a home, you can always count on me. I'll handle the complicated details and you'll get the dessert.

The aroma from these cookies is the perfect scent for an Open House!

1 cup butter or margarine, softened
1 cup sugar
1 cup firmly packed brown sugar
2 large eggs
½ teaspoon vanilla extract
2 ½ cups uncooked regular oats
2 cups all-purpose flour
1 teaspoon baking powder
1 teaspoon baking soda
½ teaspoon salt
1 cup (12 ounces) semisweet chocolate morsels
3 (1.55-ounce) milk chocolate candy bars, coarsely chopped
1 ½ cups chopped pecans



 

• Beat butter at medium speed with an electric mixer until creamy; add sugars, beat well.
• Add eggs and vanilla, beating until blended.
• Process oats in a blender or food processor until finely ground.
• Combine oats, flour, and next 3 ingredients. Add oats mixture to butter mixture, beat well.
• Stir in chocolate morsels, chopped candy bars, and pecans.
• Shape into 1 ½-inch balls, and place on baking sheets.
• Bake at 375° for 8 to 10 minutes or until lightly browned. Remove to wire racks to cool.
• Yield: 7 dozen
