Cultivating a masterpiece lawn

Cultivating lush, green grass can be a challenge for anyone and preparation and maintenance are the keys to success. Below are some secrets to a beautiful, healthy lawn.

Prepare. Rake up any leaves or debris.

Inspect. Check for soil compaction – areas where water stands but doesn't sink in, fertilized grass doesn't green up, and affected areas actually look flatter than the rest of the lawn. Compacted soil also causes runoff
and erosion.

Aerate (if needed). Compacted soil will need to be aerated by punching holes into the soil’s surface. There are a variety of plug aerators that can be purchased or rented but they all should do the same thing:  Remove clumps of soil so oxygen and water can enter the ground. You can further nourish the soil by applying compost or peat moss after aerating.

Repair. Fill holes with topsoil and add grass seed. Cover the area with a thin layer of straw to protect the grass seeds from birds and from drying out or eroding.

Hydrate. It’s a good idea to water your lawn irregularly, rather than on a strict schedule to replicate natural weather patterns and make your lawn more drought-tolerant. A strong root system creates hardier turfgrass so water deeply and allow soil to dry slightly between waterings. 

Mow. Always mow when the grass is dry and the blades are upright and less likely to clump when cut. Never cut more than 1/3 of the grass blade length at any one time. Grass needs the surface area of the blade to stay healthy and removal of too much can create a good environment for disease. Try to change the mowing pattern periodically. Grass develops a grain based on the direction it is cut. Alternating the pattern will result in an upright growth pattern. Leave clippings on the lawn so nutrients and nitrogen are redeposited into the lawn.

Observe. Inspect your lawn regularly for any changes, such as bare spots or weeds and treat problems as soon as they occur.

Let’s talk All About Texoma and what the market has done for the past month….

There have been 82 sales totals in Grayson County Texas in the month of April 2012 according to the stats pulled from NTREIS.Net or the MLS system as you know it to be called….

Last year at this same time frame there were 91 sales for the month of April 2011 according to the stats pulled from NTREIS.NET or the MLS system as you know it to be called.

REO is still a factor this year April 2012 there were 18 REO sales VS last year at this time there were 29

On average Texoma Homes for sale were on the market approx 111 days with the low end being 4 days and the high end being 531 days. The average list to sales price 95 percent.

The price points that are selling breaks down as follows

 0-50k there was 18 sales

50,001 to 100k there was 28 sales

100,001k to 150k there was 17 sales

150k to 200k there was 11 sales

200.5k to 250k there was 2 sales

250,001 to 300k there was 3 sale

300,001 to 400k there was 2 sales

400,001k and up there was 1 sale

There were more sales in the price point of 50,001 to 100k than any other price points this month.

Of those 28 sales buyers paid cash 13 times, Used FHA and or VA 12 times and three times used Conventional financing to purchase.

Sellers it would seem that it might be a factor in the sale of your home to have it FHA and or VA compliante to each the most potential buyers in the market place now. Of course it is always nice to have a Cash buyer to purchase the property and it shows this month to be a large factor in the buyers.
