Summer is almost here Now is the time to think about Outside . TLF PROPERTIES INC

Flowers are blooming now is the time to clean

A key to protecting the investment you’ve made in your home is by following a regular maintenance schedule. By performing preventative maintenance on an on-going basis,
you’ll avoid many of the big ticket repair items that can lower the value of your home.

Here are helpful checklists for monthly and Summer maintenance

MONTHLY

Test your smoke alarm and carbon monoxide detector.

Check the filters on your heating and cooling systems.  Be sure to clean and change according to the manufacturer’s schedule.

If you have a humidifier or an electronic air filter, check these as well.

Check faucets for drips.  Check plumbing for leaks.

Summer

Deep clean carpets and rugs.

Vacuum air duct grills and bathroom fan grill.

Inspect your dryer’s lint duct.  Disconnect it from the dryer and vacuum out lint from the duct and areas surrounding your dryer.

Inspect windows and doorways.  Replace damaged caulking and weather stripping.

Have a thorough termite inspection if you don’t currently have a termite service.  Follow up on any treatment and repair recommendations. It will save you money in the long run.

OUTSIDE

Check exterior siding and trim for signs of damage.  Clean, repair and/or replace as needed

 

Check for and seal holes that could be an entry point for pests and rodents.

 

Make a visual inspection of your roof (or hire a professional to do so).  Note the general condition.  Sagging could be a sign of structural damage and should be checked by a professional.  Inspect all roof flashings, checking for signs of cracking or leakage.  Replace broken or damaged shingles as needed.

 

Inspect the chimney cap and caulking. If you have a fireplace

 

Sweep out chimneys connected to a fireplace or wood burning appliance.  Inspect the chimney for end-of-season problems.

 

Test garage door to insure it is opening properly and hardware is secure.

 

Lubricate garage door hardware.  If you have a garage door opener, lubricate automatic garage door opener motor, chain, etc. and ensure that the auto-reverse mechanism is properly adjusted

WE are just about Ready to close Final walk through Buyers lets meet

Dear Buyer

We’re almost there!  Once they have vacated the home, we will need to do a final walk through before we close to make sure everything is intact and in compliance with our purchase agreement. Please let me know what day would be best for you so I can schedule our walk through This next Thursday will work good for me will that work well for your as well?

Here are some things to look for:

  • Inspect floors and walls for rips, scratches or gouges that may have occurred during the seller’s move.
  • Test the appliances and systems, such as the furnace, to make sure they are still in working order since the home inspection.
  • Make sure all items the sellers agreed to remove have been removed and the items that they agreed to leave have been left.

Grayson County Texas has had a strong market for the month of February 2012 there has been 71 sold properties this last month for as little as 15k on up to 415k.

with the average days on market being as little as 6 days on up to 634 with  the average being 144 days. The list to sales price was as little as 69percent on up to 118 percent which indicates that there was a few that sold for more than full price. But for the most part the average seller was giving a 5% from the list price. Which indicates that buyers are not getting the properties for pennies on the dollar. Which also indicates that low ball offers were not taken and possibley not given as well.

The average sales price for a home in Grayson County Texas was 128k for a three bedroom two bath home approx 1800 sq ft on 2.1 acres with an average age of 36 yrs old.

Twenty of the solds were in Denison Tx, Twenty 23 were in Sherman Tx which is the County Seat for Grayson County texas.
