4.Make your property easy to purchase. What does this mean you say. What type of financing does your property qualify for, such as VA(Veterans Administration), FHA (Federal Housing Authority), USDA(United States Department of Agriculture) yes they do give home loans, Conventional financing. At the listing appointment we will discuss these types of financing and what needs to be done for your property to qualify for these types of financing.

5. Keep your property comfortable during showings. This means just that keep it warm in the winter and cool in the summer. Allow the potential buyers to feel comfortable in your property it does make a difference.

Why hasn't my home sold?

I have it on the market with a Real Estate Agent!

Are you asking your self the above question why has my home not sold? Well first off this is your house yes but we must remember this is a commodity that you are selling. So take a step back and really look at your house stop looking at is as your home. Take a long objective look at what you see. Take a pen and paper with you as you begin to look at what you see make notes look at this as a buyer might look at it. Leave the emotions of what you think you have out of it just plain look at the property as a buyer would look at it. Yes I am sure you have put alot of love into the property you have on the market but leave that out of the equation.

As you begin the process of just looking at the property what do you see?

  1. Is it clean I mean really clean?
  2. How does it smell when a potential buyer walks into the property?
  3. Are there problem areas that you may need to address such as a leaky faucet?
  4. Is the property cluttered such as magazines laying around to much on the cabinets?
  5. Is the property too personalized or are the potential buyes looking at the property or your things such as antique furniture family photos ect... ?
  6. Drive up appeal take a drive and stop and see what you are looking at from the street. Is the yard mowed trees trimmed walk way clean, is the yard well lighted at night?(remember drive up appeal is the first thing a buyers sees so give it all you got and make the property stand out)
