For the month of December there have been 37 sold properties ranging in the price points of 16k on up to 455k with the average list to sales price being 94% or a six percent decrease of the sales price. Which tells buyers that the sellers are willing to negotiate at at what percentage to possibley start at.... Average Days on market have been 183 days or just over six months.
Last year during this same time frame there were 71 properties sold with the price points being 8k to 725k with the average list to sales price being 90% or a ten percent reduction in price point . Which tells buyers that the sellers are willing to negotiate and at what price point they were able to start at. Average days on market were 131.
Grayson County Market Report for December 2011 shows that there are currently 901 properties on the market ranging from 5,500 up to 2.9 million dollars. There are 18 properties that are under contract now.
