Are you asking your self the above question why has my home not sold? Well first off this is your house yes but we must remember this is a commodity that you are selling. So take a step back and really look at your house stop looking at is as your home. Take a long objective look at what you see. Take a pen and paper with you as you begin to look at what you see make notes look at this as a buyer might look at it. Leave the emotions of what you think you have out of it just plain look at the property as a buyer would look at it. Yes I am sure you have put alot of love into the property you have on the market but leave that out of the equation.

As you begin the process of just looking at the property what do you see?

1. Is it clean I mean really clean?
2. How does it smell when a potential buyer walks into the property?
3. Are there problem areas that you may need to address such as a leaky faucet?
4. Is the property cluttered such as magazines laying around to much on the cabinets?
5. Is the property too personalized or are the potential buyes looking at the property or your things such as antique furniture family photos ect... ?
6. Drive up appeal take a drive and stop and see what you are looking at from the street. Is the yard mowed trees trimmed walk way clean, is the yard well lighted at night?(remember drive up appeal is the first thing a buyers sees so give it all you got and make the property stand out)

Here are some basic qualifications these are just basic information and depend on each person’s circumstances.

Foreclosure – must be three yrs from date of the foreclosure

Judgments and liens must be settled or paid prior to close

Delinquent federal debts must be caught up and of paid off

Credit is normally re-pulled prior to closing and this is a big one to take notice of….. DO NOT GO OUT AND BUY A NEW CAR A HOUSE FULL OF FURNITURE PRIOR TO CLOSING… IN MOST CASES YOU WILL HAVE THE ITEMS AND NOT THE HOUSE…. THIS CAN AND WILL CHANGE YOUR DEBT TO INCOME LEVEL Be careful the mistake is and can be costly to you and the purchase of the house can be gone….

What type of properties qualify for VA, FHA and USDA Loans, SFR single family residence, town home, 2-4 unit USDA will not allow 2-4 family purchases, and no manufactured homes are usually considered not in all cases must most of the time Double Wides single wide sect are not allowed Check with your lender for more specifics.

The aroma from these cookies is the perfect scent for an Open House!

1 cup butter or margarine, softened
1 cup sugar
1 cup firmly packed brown sugar
2 large eggs
½ teaspoon vanilla extract
2 ½ cups uncooked regular oats
2 cups all-purpose flour
1 teaspoon baking powder
1 teaspoon baking soda
½ teaspoon salt
1 cup (12 ounces) semisweet chocolate morsels
3 (1.55-ounce) milk chocolate candy bars, coarsely chopped
1 ½ cups chopped pecans

• Beat butter at medium speed with an electric mixer until creamy; add sugars, beat well.
• Add eggs and vanilla, beating until blended.
• Process oats in a blender or food processor until finely ground.
• Combine oats, flour, and next 3 ingredients. Add oats mixture to butter mixture, beat well.
• Stir in chocolate morsels, chopped candy bars, and pecans.
• Shape into 1 ½-inch balls, and place on baking sheets.
• Bake at 375° for 8 to 10 minutes or until lightly browned. Remove to wire racks to cool.
• Yield: 7 dozen
